This article draws on the approach shown in the DIY Veranda patio cover, lean-to, car port video on YouTube, which covers the timber frame construction and polycarbonate roofing in a clear, practical way. A solid overview for anyone taking on this kind of outdoor project for the first time.
1. Check permitted development and building regulations
A carport attached to a dwelling counts as an extension under permitted development rules. In England, a lean-to carport attached to the house side is generally permitted if it does not extend more than half the area of land around the original house and does not exceed 4 m in height at the eaves.
A detached carport — not connected to the house — may fall under the permitted development rules for outbuildings instead. Either way, confirm with your local planning authority before starting. Conservation areas, listed buildings, and some estate covenants have additional restrictions.
2. Plan the size and layout
A single-car carport needs to be at least 2.7 m wide and 5 m deep to be genuinely useful — 3 m × 6 m is more comfortable, especially if you want to open the door without stepping into the rain. Sketch the layout and mark the post positions on the ground.
The lean-to roof slopes away from the house. A minimum pitch of 5 degrees on a polycarbonate sheet is needed to drain reliably; 10–15 degrees is better. Calculate the high and low wall heights to give you this slope across the full depth.
3. Set the posts
For the outer posts, dig holes at least 600 mm deep — deeper on soft ground or for taller structures. A post hole borer makes this straightforward. Use 100 × 100 mm treated UC4 posts for anything bearing roof loads.
Set the posts in concrete (a bag of Postcrete per hole works well for speed), check they are plumb in both directions with a spirit level, and brace them temporarily while the concrete sets. Leave 24 hours before loading the posts with any timber.
4. Fix the wall plate to the house
The high side of the lean-to roof fixes to the house wall on a horizontal wall plate — a length of 75 × 50 mm treated timber fixed through the render or cladding into the masonry with frame fixings at 600 mm centres.
Set the wall plate at the correct height to give your target roof pitch. Flash the junction between the wall plate and the house wall with lead, Code 4 aluminium flashing, or a pre-formed GRP fillet to keep water out. This is the most important weathering detail on the whole structure.
5. Build the roof frame
Fix a timber beam across the top of the outer posts — 150 × 50 mm C16 or C24 treated timber for a typical single-car span. Bolt it to each post with coach bolts through the beam and post, or use post-cap connectors for a cleaner finish.
Run rafters from the wall plate to the front beam at around 600 mm centres. For a polycarbonate sheet roof, 50 × 50 mm treated rafters are usually enough; for heavier corrugated metal sheet, move up to 75 × 50 mm. Notch the rafters over the beam and wall plate, or use joist hanger connectors.
6. Lay the roof sheets
Twin-wall or multi-wall polycarbonate is a popular choice — light, translucent, and far less brittle than the old-style single sheet. For a carport, 16 mm or 25 mm multi-wall provides good thermal performance and handles moderate snow loads.
Seal the top open end of the sheets with solid end caps and the bottom end with vented end caps to allow condensation to drain. Fix with purpose-made polycarbonate screws and rubber washers — never overtighten, as the sheets need room to expand in warm weather. Overlap sheets by at least 75 mm if joining in the length.
7. Fit the guttering
The low edge of the roof needs a gutter to channel run-off away from the drive and house foundations. Clip the fascia board to the rafter ends, then fit a standard half-round or square gutter on gutter brackets at a slight fall to the downpipe.
Run the downpipe to a water butt if the roof area is reasonable — a 3 m × 6 m carport will collect a surprising amount of water in a typical Kent autumn.
8. Treat and finish the timber
Even pressure-treated timber benefits from an end-grain treatment on any fresh-cut ends. Apply a timber preservative or end-grain sealer to all cut surfaces, then finish with an exterior wood treatment in your chosen colour.
Check all post bases at ground level where water can pool — these are the first to deteriorate. A gravel collar around each post base improves drainage and extends the life of the structure considerably.
When to call a handyman
Call Richard if the build involves fixing to a listed or rendered wall, if the groundwork needs more than basic post holes, or if you want the framing squared and braced properly before the roof goes on. A lean-to carport is well within DIY range — but the frame needs to be right, and it is harder to correct once sheeted.
